Property Surveyor

Job Description

As a key member of the Property Services Team, the post holder will contribute to the timely and effective delivery of SHC’s responsive repairs, voids, and planned and cyclical maintenance programmes. The role will involve undertaking property surveys and inspections, supporting statutory compliance activity, and working with colleagues and contractors to ensure homes are maintained safely, to a good standard and in a way that protects the health and wellbeing of residents.

Your main activities will include the following:

· Undertaking property surveys, inspections and assessments to accurately diagnose building defects, including damp, mould and condensation issues, and to specify appropriate remedial works in line with statutory requirements, good practice and SHC policies.

· Managing and overseeing responsive repairs, void works, and planned and cyclical maintenance programmes, ensuring works are delivered safely, cost‑effectively, to agreed standards and within required timescales.

· Carrying out void and termination inspections, specifying and ordering works in accordance with SHC’s lettings standards, and monitor contractor performance to ensure properties are re‑let promptly and compliantly.

· Supervising and monitoring contractors on site, including oversight of health and safety compliance, quality of workmanship, statutory obligations, performance, expenditure and completion times, reporting and taking action where standards are not met.

· Contributing to the delivery of statutory compliance and inspection activity across the housing stock, including supporting fire safety, energy performance, and other property‑related compliance requirements as required.

· Preparing specifications, schedules of works and tender documentation, obtain quotations and manage procurement processes in accordance with SHC’s Financial Standing Orders, Procurement Policy and other relevant procedures.

· Updating and maintaining accurate asset, stock condition and works records, supporting the effective planning of maintenance programmes and compliance with the Decent Homes Standard.

· Working collaboratively with residents, colleagues, contractors and other stakeholders to ensure appropriate communication, consultation and customer care throughout maintenance and improvement works.

Candidate Requirements

· Demonstrable experience (normally at least 5 years) in building maintenance, construction or property services, including the management and delivery of repair and maintenance projects, preferably within a housing or care environment.

· A proven track record in delivering responsive repairs and technical services, including effective contract supervision and management of external contractors.

· Ability to accurately inspect properties, diagnose building defects (including damp, mould and condensation), and specify appropriate remedial works in line with good practice and statutory requirements.

· Sound knowledge of property maintenance, construction processes and health and safety requirements relevant to housing and occupied buildings.

· Qualified to a minimum of HNC level in a relevant technical discipline, or working towards / willing to work towards an equivalent qualification.

· Excellent organisational skills, with the ability to manage competing priorities and work effectively to agreed timescales.

· Confident and competent use of IT systems, including email and Microsoft Office applications such as Word and Excel.

Employment Details

  • Employment Type: Permanent
  • Hours: 9am to 5pm Monday to Friday inclusive
  • Pay: £38,800.05 plus £2900 car allowance Annually
